Three classic mistakes that lengthen rent-review and eviction files
If service, time limits and mediation thresholds are skipped, an eviction or rent-review claim stalls on procedure before the merits.

Residential and commercial lease disputes often start with “the rent jumped” or “the tenant will not leave”. Three points, before any petition, decide whether the file will age.
1. Service of the warning
Eviction or default-based claims need a warning served in the proper form for time limits to run. A WhatsApp chat or a note on the door is not service in every file. If address, service rules and time computation are not set from the start, dismissal on procedure is a real risk.
2. Mixing up the time limits
Rent review, a written eviction undertaking, need-based eviction and default are not interchangeable. Each has its own time limit and burden of proof. The wrong cause of action is not always curable at the hearing.
3. The mediation threshold
Where the law makes mediation a precondition, a lawsuit filed without it is dismissed on procedure. Even if there is no settlement, the record opens the door to the later case. Treating this step as wasted time usually costs more time.
Papers that actually help
- The signed lease and any addenda
- Payment slips or bank statements
- The warning and proof of service
- Any eviction undertaking, with date and signature checked
The same procedural discipline applies to residential leases in Ula and Muğla. An early file review is cheaper than correcting the wrong claim months later.
